𝗖𝗮𝗹𝗶𝗳𝗼𝗿𝗻𝗶𝗮'𝘀 𝗡𝗲𝘄 𝗕𝘂𝘆𝗲𝗿 𝗥𝗲𝗽𝗿𝗲𝘀𝗲𝗻𝘁𝗮𝘁𝗶𝗼𝗻 𝗙𝗼𝗿𝗺 - 𝗕𝗲𝗴𝗶𝗻𝗻𝗶𝗻𝗴 𝗔𝘂𝗴𝘂𝘀𝘁 𝟭𝟳, 𝟮𝟬𝟮𝟰


California has implemented a 𝗺𝗮𝗻𝗱𝗮𝘁𝗼𝗿𝘆 Buyer Broker Agreement (BBA) form to enhance transparency and protect consumer interests in real estate transactions. This new form outlines the relationship between a buyer and their real estate agent, clearly defining their respective rights and responsibilities.

𝙆𝙚𝙮 𝙥𝙧𝙤𝙫𝙞𝙨𝙞𝙤𝙣𝙨 𝙤𝙛 𝙩𝙝𝙚 𝘽𝘽𝘼 𝙞𝙣𝙘𝙡𝙪𝙙𝙚:

- Agents working with buyers must enter into written agreements with their clients before touring a home. This ensures both parties are clear on their roles and responsibilities.
-Exclusive representation: The form establishes an exclusive agency relationship between the buyer and agent, ensuring undivided loyalty and dedication to the buyer's interests.
-Dual agency disclosure: The form explicitly addresses the possibility of dual agency, where the agent represents both the buyer and seller. It requires clear disclosure and consent from the buyer if such a situation arises.
-Broker compensation: The form provides details about broker compensation, including how and when the agent will be paid.
-Buyer's rights and obligations: The form clearly outlines the buyer's rights, such as the right to fair dealing and full disclosure, as well as their obligations, such as providing accurate information.
-By standardizing the buyer-agent relationship, the new BBA form aims to prevent misunderstandings and disputes, fostering trust and confidence in the real estate process.
